Welcome to Fin & Tonic — a newly completed, nearly 5,000-square-foot luxury oceanfront home and one of the largest beachfront vacation rentals on Amelia Island. Built for unforgettable stays with family and friends, this spacious home features expansive oceanfront decks, a private hot tub, elevator access to all three floors, and incredible indoor and outdoor spaces where everyone can spread out, relax, and enjoy time together.

From sunrise coffee overlooking the Atlantic to evenings around the fire pit, Fin & Tonic embraces beachfront living at its best. Inside, oversized living and dining spaces give large groups plenty of room to gather comfortably, while multiple seating areas throughout the home offer space to spread out. Outside, expansive decks extend the living space toward the ocean, while a ping-pong table, private hot tub, and fire pit add plenty of ways to unwind after a day at the beach.

1st Floor – Game Room + Entertainment Space

The first floor was designed for fun after a long day at the beach. The spacious game room features a large sleeper sofa, 75-inch TV, and arcade console loaded with Pac-Man and other classic games. This level is the perfect hangout space for kids, teens, and movie nights after spending the day in the sun and surf.

Step outside to the covered patio area featuring a hot tub, Ping Pong table, two adult picnic tables, a children’s picnic table, hanging chair swings, and enclosed outdoor shower — the perfect setup for relaxing after the beach or gathering together in the evenings.

This floor also offers convenient elevator access and direct access to the beach walkway.

2nd Floor – Main Living Space + Oceanfront Gathering Areas

The second floor serves as the heart of the home, featuring an oversized open-concept living room, kitchen, and dining area with incredible ocean views throughout.

The expansive living room offers comfortable seating with three large sofas (one is a sleeper sofa), additional lounge chairs, and 75-inch TV — creating the perfect space for everyone to gather together while enjoying views of the Atlantic Ocean.

The chef’s kitchen was designed with large groups in mind and includes:

  • Plenty of prep and serving space

The spacious dining area and open layout make it easy for everyone to gather comfortably for meals, games, and evenings together after the beach.

3rd Floor – Oceanfront Suites + Two Expansive Upper Decks

The third floor features some of the home’s most spectacular views and sleeping accommodations.

The oceanfront primary suite offers a king bed, TV, stunning ensuite bathroom with soaking tub overlooking the ocean and walk-in shower, as well as direct access to the expansive oceanfront deck.

A second oceanfront king bedroom also features an ensuite bathroom, TV, and direct access to the shared oceanfront deck.

The oversized third-floor oceanfront deck stretches across the home and features rocking chairs and lounge seating with sweeping views up and down the Amelia Island coastline.

The expansive covered west-facing deck is an outdoor living space of its own, with multiple seating areas, a fire pit, and plenty of room for games, activities, and relaxing with the whole group.

Additional third-floor bedrooms include a queen bedroom with TV and a bunk room with four bunk beds and TV. The bunk room was designed with kids and younger guests in mind, though adults may also use the space comfortably.

The queen bedroom and bunk room share a Jack-and-Jill bathroom with tub/shower combination.

Fin & Tonic is located in a residential area towards the south end of the island.

Within a mile or two, there is a Harris Teeter grocery store and several great restaurants such as Pogo’s Kitchen, Lagniappe, and Marche Burette. The Omni Amelia Island Plantation Resort and Ritz Carlton are also close by – you can access some of their amenities such as restaurants, the “Shops at Amelia Island Plantation,” and the Ritz spa even though Fin & Tonic has no affiliation with them.

North of Fin & Tonic, you will find Main Beach which features the Salt Life and Sandbar Kitchen restaurants, a playground, and beachside putt putt golf. From there, Amelia Island’s downtown historic district is just a short drive down Atlantic Avenue. There you will find plenty of wonderful restaurants, shopping, nightlife, and local culture. Fort Clinch State Park is also located along Atlantic Avenue. The park features the 19th century Fort Clinch (still open to the public for tours), a great beach, and lots of beautiful trails for hiking or biking.

Amelia Island State Park and the Big & Little Talbot State Parks are all located to the south of the house. Boneyard Beach in Big Talbot State Park is extremely unique and worth a trip.

Getting Around:

Amelia Island is a small area and is easy to navigate! There is free parking available throughout the entire island, making driving very easy to any place you choose to visit.

Although Uber/Lyft are not very reliable on the island (we strongly recommend bringing a car), they are available through the app on your smartphone.

Bike rentals are available at "The Beach Store". Riptide Watersports also delivers bikes and other beach gear.

Fin & Tonic

Check In: Check-in is after 4:00pm. Please do not arrive prior to the check in time without prior approval.

  • We do our best to have your accommodations available by this time. Peak times and holidays are especially difficult, so please understand we are working hard to have your unit available as soon as possible. We cannot make refunds for a delayed check-in time. Please do not arrive to the property early if not approved. Our cleaners are working hard to get it ready for your arrival.

  • Self check-in with keypad

Check-Out: Check-out time is scheduled by 10:00am. Late check-outs must be pre- approved, are not guaranteed, and may incur an extra fee. There is a tight cleaning schedule between guests. If you overstay your check-out time you will incur a fee of $75/hour.

  • No smoking or drug use on the property.

  • Only registered guests staying at the property are allowed on the premises.

  • Max. 18 guests

  • No parties, weddings or events of any kind

Pets: Dogs under 50 pounds are allowed with prior approval from management (no dogs that shed allowed) – $250 pet fee.

Check-Out Procedure: The following are general checkout guidelines intended to help maintain the property between guest stays:

  • If you used dishes, please place them in the dishwasher and start it if there is one. If not, a quick rinse in the sink is appreciated.

  • Please remove any food from the refrigerator.

    Please bag any trash and place it in the exterior trash bins.

  • You can leave sheets on the beds and place used towels in the bathrooms.

  • If your property includes parking passes, gate clickers, or pool fobs, please leave them inside the property.

  • A quick look around for personal belongings is always a good idea.

Furnishings: Basic equipment and furnishings for a comfortable vacation are provided. If you move furniture while occupying the property, you must return furniture to its original position prior to departure. Do not remove furniture (including patio furniture) from the property.

Property Descriptions: Rates, descriptions, bed sizes, inventories, and furnishings are subject to change without notice. Neither the rental agent nor the owner will be obligated to provide replacements or give refunds for failure or absence of any items.

Linens/Towels & Supplies: A limited number of bath, beach, and kitchen towels are provided. With the exception of beach towels (returned to unit upon use), no towels are to be removed from the unit. A starter supply of paper products and soap will be supplied in your unit. You will be responsible for additional supplies during your stay.

Maximum Occupancy: The MAXIMUM number of overnight guests is determined based on the unit size and is listed in the listing details. At any time, no more than the listed maximum number of guests may be in the home unless prior approval is provided. Additional charges may apply.

Age Requirement: The person reserving the unit must be a minimum of 25 years of age and must occupy the property the entire length of the reservation.

Events: Guests are not permitted to hold events at the house. An event is defined as any gathering of people over the maximum occupancy of the unit(s) you are renting. If a guest is found to have held an unauthorized event at the property as defined above, they are subject to immediate eviction with no refund and/or fines for the damage or use of the property for such event.

Decor and Personal Items: Tents, canopies, blow-up pools, or any similar items are not allowed to be setup anywhere on the property or decks. No decor, banners or signs are allowed to be taped or hung anywhere on the property inside or outside. If anything is hung from the walls or windows and there is damage caused from doing so, you will be responsible for the cost of the repairs.

Illegal Substances: No illegal substances are permitted on the property.

Cleaning: If extraordinary cleaning is required, the cost will be charged to the guest card on file. Cleaning fees are charged for all rentals. You are responsible for the cleaning of your unit during your stay and for leaving the unit in good condition at checkout. Additional cleaning is $75 per hour.

Parking: You are allowed to park in the designated parking areas on the property. The number of cars is dependent on the property and is in the listing details. DO NOT PARK ON ANY LANDSCAPING or grass. You will be charged to repair any landscape or sprinkler damage if you park off the driveway. Park at your own risk. Owner is not responsible for cars on the property.

Pets: At this time, we can only welcome your dog companions and ask that you find other arrangements for cats, birds, and other furry friends. There is a maximum of two pets allowed in each unit, and a pet weight limit of 50 pounds unless otherwise approved by management. There will be a $250 fee for up to 2 pets. Pets must be house broken, do not shed and do not chew. Pets must be treated for fleas and ticks prior to arrival. Guests must pick up after pets and tightly tie the remnants in a plastic bag. Pets are not allowed on the furniture and all pet hair must be cleaned up prior to departure. An additional $150 fee will be charged if there is any report of pet hair on bedding and sofas. If pets that are not approved are caught on property, renters will be

immediately removed without a refund.

Respect your Neighbors: Amelia Island has a strict noise ordinance that goes into effect at 10pm.

Noise Complaints: If we receive any complaints from neighbors regarding obtrusive behavior by you or anyone in your party we will give one warning. Upon a second complaint you will be asked to leave and the remainder of your reservation vacated without refund. Also if for whatever reason the police are called on you or your party you will be be asked to leave immediately and the remainder of your reservation vacated without refund.

Smoking: Smoking is strictly prohibited inside the property and on balconies or decks. You will incur a $300 charge for cleaning and deodorizing if any evidence of smoking is found.

Decks: Children and pets are not allowed on any decks or balconies without supervision. All doors leading to a deck or balcony are to remain locked at all times when not in use.

Entry and Inspection: During your stay, please promptly report any maintenance problems to management. Please do not leave doors or windows open while the A/C or heater is operating. Management or its representatives may enter the property to respond to any maintenance and/or housekeeping issue(s) during your stay. All units will be fully functional at check-in but we cannot guarantee the absence of mechanical failure of appliances, TVs, HVAC, etc. during your stay, and refund or rate adjustments cannot be made for any mechanical failure should it occur during your stay.

Construction: Renovation of neighboring properties, new construction, road repair, and beach renourishment sometimes occurs without forewarning in the area surrounding the property. The owners are not liable for any guest annoyance due to construction in the neighborhood or near the property. We cannot make refunds or relocate guests due to the inconvenience of construction or repairs.

Pest Control: Because the property is located in a humid, sub-tropical climate, there is always the possibility of a guest encountering various pests and critters indigenous to our location and/or potentially present in any lodging establishment. The owners provide regular and proactive treatment for pest control and animal control. Although we clean, sanitize, and treat the property on a regular basis, no amount of prevention can 100% eliminate the possibility of an encounter. Guests agree to hold the owners harmless for encountering any pests or critters whether outside or inside the property.

The owners will make every effort to address pest control concerns reported during stay, but are not responsible for refunds due to the presence of pests or in the event of untimely service by pest control companies.

Refunds: Refunds will not be given for delayed arrivals or early departure, reschedules due to inclement weather, utility outages (including internet and cable), or for mechanical failure of items such as an air conditioner, TV, dishwasher, washer/dryer, or other such items. If, due to an act of God or unforeseen circumstance, the property becomes unavailable for rental to the guest, the owner’s liability shall be limited to the refund of any deposits or rental amounts previously paid. We recommend Travel Insurance.

To protect against cancellations caused by certain unforeseen events, such as illness, death, natural disasters, etc., we recommend that guests purchase trip insurance.

Guests with COVID-19 are not allowed to stay on the property.

Severe Weather and Hurricanes: We do not refund rents or deposits lost due to canceled or shortened stays because of weather. We do not allow cancellations, refunds, or rescheduling due to an impending storm or hurricane, hurricane watch or warning. We do not allow cancellations, refunds, or rescheduling due to cancelled flights, closed travel routes, or travel delays and interruptions. Early departures due to inclement weather do not warrant refund of rent or deposit. In the event of a Mandatory Hurricane Evacuation directly impacting the location of the property you have rented by a local or government authority, we will issue a monetary in-house credit for the days of your stay which fall under the Mandatory Hurricane Evacuation. The credit is valid for 6 months from issuance and may be applied toward any available date at any of our properties. If the cost of the new stay exceeds the credit amount, the guest is responsible for any additional amount due. The credit will not be given in the form of a refund. We strongly suggest purchasing travel insurance for stays during the hurricane season (June – November).

Credit Card Authorization: I understand and consent to the use of the credit card provided without original signature on the charge slip, that an email of this agreement will serve as an original, and that this Credit Card Authorization cannot be revoked and will not terminate until 90 days after the rental is vacated. Additional charges may include: unauthorized TV charges; excessive cleaning fees; damages beyond normal wear and tear and unreturned keys.

Expedited Eviction: Occupancy in use of premises shall not be such as to disturb or offend neighbors. The use of firearms and fireworks is strictly prohibited. A material breach of this agreement by guests which in the sole determination of the owner or its representatives that results in damage of the premises, personal injury to others, a breach of peace or violation of criminal of law or local code should be grounds of termination of the guest’s tenancy. Violation of any of the rules contained herein will result in immediate eviction and forfeiture of rent and security deposit.

Indemnity: Management accepts no liability for your personal safety during your vacation. It is particularly important that children and pets are supervised at all times in and outside the vacation property, and specifically when on the decks and balconies.

We assume no responsibility for accidents. You are reminded to exercise care as to your personal safety, and the safety of your companions. Whenever possible, valuables should be left secure and out of sight.

Dog-friendly for up to two dogs! We have a 50-pound weight limit per dog and all dogs must be approved prior to check-in. The pet fee is $250.

Parking: The house has parking for approximately 6 cars in the driveway (depending on the size of the cars). 3 additional cars will fit in the garage.

No parties, weddings, or large events allowed.

The door code will be provided prior to check-in. We live full-time on the island and are available to quickly address any concerns.
